Riverside development owners say it’s time to build

GEORGETOWN S.C. — In 2001, brothers Donald and Richard Smith first presented plans for a new residential development between Bayview and the Sampit River bridge but so far nothing has been done with the property.
That could change — Donald Smith told the Georgetown Times recently— if a dozen or more lots are pre-sold.
In 2011, Georgetown City Council approved the development — which is called Riverside — to have 160 homes and some commercial development on the 40 acre tract.
Smith said now that the economy seems to be turning around, he and his brother want to begin the development.
He said the plans are for the homes to accommodate the Lowcountry architecturally with pastel colors and metal roofs.
There will also be a community marina consisting of 112 boat slips along the waterfront.
The uses for the commercial areas have not been decided but Smith said it will be “ideal for restaurants, a ship’s store or a waterfront bed and breakfast type business.”
Smith said the process of drawing up reservation agreements for clients who have expressed an interest in a boat slip and home site has started.
 “Stan McDaniel of Mossy Oaks Properties, a company known for selling tracts around the country, has informed us Riverside is one of the last undeveloped waterfront properties in South Carolina that borders directly on deep water, without being separated by acres of wetland marsh,” Smith said. “Realizing that our property is located next door to the Campbell Boat Landing and is accessible to five rivers, with only a 20 minute boat ride to the Atlantic Ocean, you begin to understand why this property is truly a sportsman's paradise.”
Smith said the construction of the development “will provide much needed jobs for painters, carpenters, electricians and cabinet makers, to name a few... pumping millions of dollars into the local economy.”
He said Riverside will be an “upscale community” that will cater to a wide range of people.
Some of the proposed homes on back row lots will sell for around $179,900 “with teachers and law enforcement purchasers in mind,” he said.
 Water view lots will be marketed as low as $65,000 with direct waterfront lots ranging from $225,000 to $500,000.  Boat slips will be sold to property owners starting at $30,000.
When will work on the new community get underway?
“That will depend on our success in obtaining at least 12 to 14 firm contracts to purchase home sites in Riverside, a requirement by the bank to secure financing to develop the property,” Smith said. “We are working diligently to make this happen. I feel strongly that Riverside, as planned, would be a much needed positive first impression for visitors entering the historic City of Georgetown and a source of pride for locals.”
